Worked example

Annual rent QAR 96,000 paid in 4 cheques, agency commission 5%, deposit 1 month, mover QAR 1,500 and furniture buffer QAR 8,000: first instalment 24,000 plus agency 4,800 plus deposit 8,000 plus 1,500 plus 8,000 gives about QAR 46,300 needed before keys, against a monthly-equivalent rent of QAR 8,000.

Mini-example: switching the same rent to 1 cheque raises the cash needed before keys to about QAR 118,300, because the whole year is paid up front.

Is the agency commission in Doha fixed?

No. This planner takes the percentage you enter because commission is a market arrangement between you, the agent and the landlord. Get it in writing before paying.

How many months deposit is normal?

It varies by landlord and building, which is why deposit months is an input here rather than a fixed rule. One month is common in practice, but the contract is what binds you.

Why does the cheque count change the total so much?

Because the first instalment is the annual rent divided by the number of cheques. Fewer cheques means more cash up front, even though the annual rent is unchanged.

Does this include Kahramaa deposits or bills?

No. Utility connection and monthly electricity and water sit in the Qatar Kahramaa bill planner, so this page stays a rent-and-move-in cash view.

Is the monthly equivalent what I actually pay monthly?

Not usually. Doha rent is commonly paid in one to four instalments, so the monthly equivalent is annual rent divided by twelve for budgeting comparison only.
