Worked example

Current annual rent AED 90,000 with an official DLD Rental Index average of AED 115,000. This tool follows the convention used in its own script: gap = (115,000 - 90,000) / 115,000 x 100, which is about 21.74%, falling in the 21-30% band, so the published band is 10%. The maximum planning increase is AED 9,000 and the indicative renewed rent ceiling is AED 99,000, with the notice date to lease expiry checked against the 90 calendar-day reference.

Mini-example: if the gap is 10% or less the band is 0%, so no increase is permitted for that renewal.

How this calculator works

Gap percentage = (official average rent entered − current annual rent) ÷ official average rent entered × 100. The planner applies Decree No. 43 bands: 0%, 5%, 10%, 15% or 20%, then calculates current rent × applicable band. Enter the live comparable average from DLD; it is not hard-coded.

What is the Dubai Rental Index?

It is the Dubai Land Department calculator that publishes the average market rent for comparable units, and that average is what Decree No. 43 of 2013 compares your current rent against to set the permitted increase band; confirm against the live RERA index and your registered contract.

How much notice must a landlord give for an increase?

Law No. 33 of 2008 Article 14 requires written notice of any change to the contract terms at least 90 calendar days before expiry unless the lease agreed otherwise, which is the interval this planner checks; confirm against the live RERA index and your registered contract.

When is the permitted increase zero?

When your current rent is within 10% of the index average for comparable units the band is 0%, so no increase applies for that renewal; confirm against the live RERA index and your registered contract.

Who decides the final increase if we disagree?

The Rental Disputes Centre decides contested renewals, and the DLD/RERA index output plus the registered Ejari contract control over any planning figure produced here; confirm against the live RERA index and your registered contract.
