Dubai Rent Notice Date Checker
Count calendar days between a received Dubai tenancy-change notice and lease expiry without determining rent-index eligibility or a legal outcome.
Calculate your estimate
Calendar-date check only; parties may agree otherwise and competent legal/tribunal interpretation controls the outcome
On supported formula tools, a complete set of valid inputs refreshes the estimate automatically. You can always use Calculate estimate to review it again.

How this calculator works
The checker counts calendar days from the selected notice date to lease expiry. Article 14 states that, unless the parties agree otherwise, a party wishing to amend a lease term must notify the other no less than 90 days before expiry.

Common questions
Short answers for using this tool responsibly.
Is this result guaranteed?
No. The output is an estimate for the scope shown on this page. The official authority, employer records and your contract determine the final entitlement or charge.
Which inputs should I enter?
Follow each field label exactly. Some tools use official fees or published tariffs, while rent, deposits, wages, brokerage or moving costs may be user-entered planning assumptions. Do not substitute a different measure without checking the tool explanation.
When should I request manual review?
Choose manual review where the tool shows an unsupported work type, scheme, historic service period, special termination case, immigration exception or inconsistent records.
Where can I check the official rule?
Use the official source card above. This site links to the relevant government, legislation or competent-authority reference for each tool.
Use a calendar check before treating a notice as decisive
This tool compares a written Dubai tenancy-change notice date with the lease expiry date. It does not decide whether a rent increase, eviction request or contract amendment is legally valid.
What the 90-day rule covers
Dubai Law No. 26 of 2007 states that a party seeking not to renew a lease or seeking to amend its terms must notify the other at least 90 days before lease expiry, unless the parties agreed otherwise. The law also describes written notice through specified channels, including a Notary Public, registered post, hand delivery or another legally approved technological means.
Before relying on the calendar result
- Read the current tenancy contract for any different notice arrangement.
- Keep a copy of the actual written notice and the delivery evidence.
- For a proposed rent increase, check the current Dubai Land Department Smart Rent Index rather than assuming the calendar result alone creates an entitlement.
- Use the Rental Disputes Center route for a live case, disagreement or procedural question.
