Registering or renewing an Ejari tenancy contract in Dubai has a different cost from paying rent, opening a utility account or hiring a mover. Start with the official registration channel, then budget those other items separately.

Ejari fees: online versus trustee centre
The DLD register/renew service page currently displays these totals:
- Dubai REST / DLD website: AED 177.75. The listed components are AED 100 registration, AED 10 knowledge, AED 10 innovation, AED 55 service-partner fee and AED 2.75 VAT on that partner fee.
- Real Estate Services Trustee Centre: AED 220 as displayed by DLD. Its component text lists AED 100 + 10 + 10, plus AED 95 partner fees and VAT. The displayed total and component arithmetic differ slightly; confirm the checkout amount rather than silently changing the official total.
These are registration/renewal figures, not cancellation fees or the total cost of moving home. Ask a private intermediary to separate its own charge from official fees.
Documents and channel eligibility
DLD lists a unified tenancy-contract copy for the app. At a trustee centre, it lists the original unified contract, presentation of the applicant’s Emirates ID, and the applicable power of attorney for a representative. Channel conditions differ: for example, the mobile route specifies individual tenant and landlord records with current owner data. Read the live conditions before choosing a channel.
Prepare the file before paying
- Compare the names, unit details, rent and dates in your contract against the application. Resolve differences before submitting.
- Confirm who will register the contract and who will receive the certificate. If a manager is handling it, request a written breakdown of its service charge.
- Keep the payment receipt and registration certificate together. Check that the certificate reflects the agreed property and term.
Keep Ejari separate from the rest of your move-in budget
For an illustrative budget, suppose the first rent payment is AED 15,000, the security deposit AED 3,000 and the mover quote AED 800. Those items total AED 18,800 before registration and any other confirmed charges. Add the actual registration amount once; do not add it again if your agent’s itemised invoice already includes it.
A refundable deposit still uses cash on moving day. Record it separately from non-refundable expenses so you can track the amount you may later recover. Do not count a deposit refund as available cash until it is actually received.
Build your UAE move-in budget. For a proposed rent increase, use the separate Dubai rent-increase planner; registration alone does not answer that calculation.
Common questions
Is AED 120 the complete online fee?
It covers only the three AED 100, 10 and 10 components. The DLD online total above includes additional partner charges and VAT.
Does this page register my contract?
